As a seller it is best not to describe the property by its address.  Rather describe it exactly as it appears in the registered title, for example (for an erf) not "11 Church Street, Claremont" but "erf 1234 Cape Town" (for a sectional title unit) not flat number 3 Mountain View with parking bay", but "unit [...]
