The buyer benefits from a  cooling off period when:

  1. the purchase price is R250 000 or less (and there are other exceptions which apply even if you fall into this category) or
  2. the Consumer Protection Act applies, (the seller is a supplier under the Act and sells property in the normal course of its business, and the buyer is a private individual or a company, close corporation or trust with assets or turnover of R2m or less), and the sale is as a result of direct marketing to the buyer.  It has been suggested that sales as a result of introductions via show houses, the usual media advertising or as a result of a agent working with a buyer to find a property would not be considered direct marketing.
